Site Selection Criteria
Location
Prefer far corner of major signalized intersection or adjacent to main entrance of anchored centers, convenient ingress/egress to location and density of retail, office, schools and/or hospitals within 1 mile.
Acceptable venues include: Free-standing building with drive thru, build out of prominent end-cap in shopping center with drive thru, conversion of existing building to our modified prototypical Del Taco or in-line where appropriate, in very densely populated location.
Land
Approximately 20,000 – 25,000 sq. ft. for Free-standing building, or approximately 6,000 sq. ft. for shopping center pad with adjacent parking
Building
Current Prototype Free-standing with Drive Thru:
2,163 – 2,535 sq. ft. plus patio (56 seats)
Expanded Prototype Free-standing with Drive Thru:
2,400 – 2,800 sq. ft. plus patio (72 seats)
End-cap with Drive Thru:
1,500 – 2,500 sq. ft. (25 – 50 seats)
Conversion of existing building
(preferably a former restaurant) with Drive Thru:
1,500 – 2,500 sq. ft.
(Size may vary but should hold approximately 25 – 50 seats)
In-line:
1,500 – 2,500 sq. ft. (25 – 50 seats)
Parking
25 – 30 spaces (or reciprocal/shared parking)
Traffic
Minimum 25,000+ cars per day
Population
35,000+ residential population with 10,000+ daytime population in primary trade area.
Income
$40,000 minimum median household
Visibility
Need maximum signage and excellent visibility from all directions allowing adequate reaction time to see Del Taco location and easily enter and exit the site.
